Sleep through the calls that can wait.

A dripping tap at 2 a.m. can wait until morning. No heat in January can't. RealInfoBot answers tenant calls, tells the two apart using your rules, and only puts the urgent ones through to whoever's on call.

The calls you get

Tenants, mostly, and mostly after hours: the furnace stopped, the dishwasher is leaking, they're locked out, the building's front door won't latch. In between, people calling about the unit for rent: is it still available, are pets allowed, what's included, can they see it this week.

What it does for you

Urgent issues go to the on-call person. You decide what's urgent: no heat, an active leak, no power, a lockout. Those go to whoever's on call right away. For a smell of gas, add a rule that tells the caller to leave the building and call 911 and the gas company first.

Clear maintenance messages for everything else. Unit, name, number, what's wrong and since when. Waiting for you in the morning, in one inbox.

Rental inquiries and viewings. It answers questions about available units from what you give it, and books viewings into your Google Calendar. If the current tenant needs notice first, turn on booking requests and confirm each one yourself.

Both languages. Tenants can call in English or French, and it answers in the same language.

Good to know

  • Not an emergency line. For fire, gas or anything dangerous, tenants should call 911. Put that in your greeting.
  • Software: no direct connection to AppFolio, Buildium, Yardi or Rent Manager. Bookings go into Google Calendar, and everything else into your RealInfoBot inbox.
  • Several buildings: one number can cover them all. Your rules can treat them differently. Enterprise can have more than one number.
  • An assistant, not a property manager: it doesn't approve applications, quote rent changes it hasn't been given or decide who gets a unit.

Moving day

Leases often end with the month, and move-out week brings a wave of calls about keys, viewings and things that broke on the way out. RealInfoBot takes several calls at once, so nobody gets a busy signal.
